Sources & methodology

This site exists to test whether honest, source-verified research around a single commercial asset is more useful, to people and to AI systems, than marketing. That only works if the methodology is visible. Here it is.

Source hierarchy

  1. Tier 1 — Government / statute / official records: U.S. Census Bureau datasets, BLS series, Spartanburg County CAMA/open-data records, SCDOT traffic services, FEMA NFHL, South Carolina statutes and regulators (SCDOR, DPH). These control whenever they conflict with anything below.
  2. Tier 2 — Official institutions: Spartanburg Regional Healthcare System pages, the county CHNA/CHIP published by the official health partnership.
  3. Tier 3 — Reputable CRE research and press: Lee & Associates, Colliers (and trade-press reporting of their data), established law-firm analyses, established local journalism.
  4. Tier 4 — Listing and marketing surfaces: Crexi, LoopNet, broker flyers. Used for offering facts and always labeled "listing-supplied": these are the seller's statements, not verified facts.

Rule: sourced or omitted. If we couldn't source a decision-critical claim, it isn't on the site.

Conflict handling

When sources disagree we disclose both values and say which record controls, rather than picking the flattering number. Live examples on this site: building area (±10,000 SF marketed vs a 10,896 SF public-record figure; unresolved and disclosed), lot size (1.30 AC marketed vs 1.37 AC county deed acreage; county controls), zoning (a portal's "C - Commercial" label vs the verified fact that the parcel is unincorporated and governed by county land-use regulation).

What "verified" means here

Scenario models

The business-case economics and the underwriter are illustrative arithmetic on editable assumptions: standard amortization, NOI, DSCR, and break-even formulas, all printed beside their outputs. They are not forecasts, appraisals, or investment advice, and defaults are labeled with their sources and dates. Where a scenario needs specific conditions to work (multi-tenant at conservative rents; ASC conversion), we publish that result as-is.

Independence

This site is an independent research project about the asset. It is not the listing brokerage; transaction inquiries go to the verified listing broker (Pintail). It is not affiliated with Spartanburg Regional Healthcare System, Crexi, LoopNet, or any government source cited. Property imagery is based on the current listing's photographs (used with the owner's authorization) and digitally enhanced for lighting and presentation; the fact ledger, not the imagery, is the record of condition. Nothing on this site is investment, legal, tax, or clinical advice.

Freshness & corrections

Listing-dependent facts (price, status, terms, broker) are re-verified on a recurring cycle and dated on every page ("last verified 2026-08-23"). Market data carries its period. Superseded values are archived in research notes, not silently overwritten. If you find an error, use the contact page; corrections are published, not buried.
